The Story
The team have worked for a number of developers whilst on their journey to setting up Studio HIVE. During this time the team have influenced, delivered or managed the sale and purchase of a number of notable sites, these include;
Lakeshore, Bristol
We acquired Lakeshore at Urban Splash, a modernist icon of the former Imperial Tobacco headquarters in South Bristol. We led it’s transformation into a mix of studio, one and two bedroom apartments, as well as live/work space. This Grade 2 Listed building sits over its own lake, within 10 acres of landscaped grounds. The scheme utilises a range of environmentally friendly initiatives including geothermal heating systems. Planning was granted in August 2006 completion of phase one was in December 2012.
Royal William Yard, Plymouth
The Royal William Yard is recognised regionally and nationally as one of the finest examples of regeneration taking place in the UK.  As the Development Partner to SWRDA at Urban Splash, we led all managerial aspects of the masterplan design and delivery for the entire estate.  Our team completed Clarence & Brewhouse together with Mills Bakery. The entire mixed-use scheme comprises of 500,000 sq.ft of residential, retail, leisure and office space.
CB1, Cambridge
The site lies on the periphery of the city’s Central Conservation Area, CB1 and is part of the regeneration of Cambridge Station. The scheme is key to the realisation of the whole regeneration masterplan of CB1 providing a new road which will link through to the station. The site extends to 2 acres and incorporates 138 apartments. Our team purchased the site and gained detailed planning consent thereafter concluding the sale to Hill Residential providing a positive return to Skanska.
Oldway Mansion, Torbay
The former home of the Singer family, Oldway Mansion is a Grade 2 Star Listed building set within a Listed park and garden.  After a formal bid a Development Agreement was agreed with the Local Authority.  By working closely with the Local Authority, English Heritage and local stakeholders, we gained full planning permission, including Listed Building Consent for the Mansion to be converted into a 56 bedroomed boutique 4 star hotel. The consent also secured permission for 46 new contemporary homes and 57 apartments within the grounds, along with extensive refurbishment of the listed gardens and a new community indoor bowls facility.
North Place, Cheltenham
The site was acquired by Skanska from Cheltenham Borough Council, via a sub-sale agreement with Augur Buchler, the master developer for the site in 2012. The scheme was designed following the preparation of a brief produced by Cheltenham’s Urban Task Force who stipulated the overall development parameters. The scheme required commercial and retail premises, a 600-space multi- storey car park, bus node and a minimum of 100 houses of which 40% needed to be affordable.
In 2013 we achieved a planning consent for 143 houses and apartments upon the 2 acre parcel.
Studio HIVE Role
Our role on these projects varied on each site, from the initial site identification and feasibility study including the land purchase, to value creation and planning consent.
On many projects, we also initiated the marketing and branding strategies, co-ordinated the contractor and project delivery, as well as leading on the sales and divestment plans. Finally we supported and managed the handover process and customer service post completion.
