The site sits at the northern periphery of the Portland and Brunswick Square Conservation Area, a distinct character area in the city.

Planning was granted in May 2018 for   225 student bedroom spaces. These are arranged into 44 single occupancy studio units, and 26 self-contained cluster flats catering for between four and ten occupants each cluster flat.

The accommodation is accessed directly from Dean Street with a reception area, office, communal accommodation, and studio space extending along the Dean Street frontage.

There is further study space provided on the lower ground floor opening into the rear south-west facing courtyard amenity space.

A self-contained cafe unit is proposed on the prominent Dean Street Wilder Street corner.

The main contractor WRW, started on site in September 2018. Octopus Property provided the development facility for Atlas Land and Studio HIVE to deliver the project. The building will be completed in June 2020 in readiness for the September 2020 student intake.
