Planning application for The Iron Works (formerly Plots 2 & 3) has been submitted to Bristol City Council

The scheme is located in the Temple Quarter Enterprise Zone, a short distance from the University of Bristol's new campus, between the Feeder Canal and Silverthorne Lane.

It comprises 434 new homes ranging including studios, 1, 2 and 3 bedroom apartments (including the provision of affordable homes) with commercial uses on the lower and upper ground floors, which will provide in excess of 1,500 sqm of retail, food and beverage and office space (focussed towards local businesses) providing vibrant active frontages onto a new public square centred on the former inlet and delivering publicly accessible open space of over an acre in total, transforming a post-industrial site that was previously closed off to the city community for generations.

Compared to the previous consent secured in April 2022, the revised scheme contains a number of improvements including enhanced energy efficiency measures with the potential to achieve a Net Zero Carbon development, more spacious homes, additional open space and the planting of 88 new trees as part of the landscape proposals for the extensive new canal-side public realm significantly increasing biodiversity.

StudioHIVE is also proposing enhancements to the new canal-side walk, including a new bridge across the Feeder inlet to create a more direct route, and is also in discussions with the river ferry operator with a view to providing a new ferry stop to serve the development. In addition the scheme generates significant social value and is in discussion with local businesses interested in the commercial space.
