About the project

Whilst the team were employed by Urban Splash we acquired Lakeshore, a modernist icon of the former Imperial Tobacco headquarters in South Bristol. Originally designed as the headquarters of Imperial Tobacco the building originally design by SOM became a modern Listed Building and an iconic modernist building right here in the south west.

Whilst this project was delivered by Urban Splash the StudioHIVE team were embedded in Urban Splash and led its transformation into a mix of studios, one and two bedroom apartments, as well as the provision of a number live-work units.

This site was acquired in 2005 with an ambition to create a new community in this historic listed building.

The second half of the site, the western half of the lake was purchased from BCC to complete the site composition for the first time in 30 years, this allowed for the full site masterplan to be delivered and a comprehensive scheme to be completed.

This Grade II Listed building sits over the lake, within 10 acres of landscaped grounds.
The scheme utilises a range of environmentally friendly initiatives including geothermal heating systems.

Planning was granted in August 2006 completion of phase one was in December 2012.

The Copper building, consented as part of the original masterplan was completed 2019.
