About the project

The development comprises 225 student bedrooms, made up of a mixture of 44 studios and 181 cluster bedrooms at 13-19 Dean Street, Bristol. The site prior to the re-development was a collection of semi derelict workshops and a vacant offices. Purchased with the benefit of a poorly designed and unviable scheme for a 245 bedrooms scheme, our team set about adding value and creating an award winning design that has become one the favourite buildings within the Bristol Universities offering.

Situated in a distinct character area of the city.

The site sits at the northern periphery of the Portland and Brunswick Square Conservation Area, a distinct character area in the city.

Planning was granted in May 2018 for 225 student bedroom spaces. These are arranged into 44 single occupancy studio units, and 26 self-contained cluster flats catering for between four and ten occupants each cluster flat.

The accommodation is accessed directly from Dean Street with a reception area, office, communal accommodation, and studio space extending along the Dean Street frontage.

There is further study space provided on the lower ground floor opening into the rear south-west facing courtyard amenity space.

The main contractor Beard Construction, started on site in September 2018. Octopus Property provided the development facility for Atlas Land and StudioHIVE to deliver the project.

Building on site completed in October 2020, with all rooms fully occupied in the same month.
Dean Street Works was sold to Woh Hup in February 2021 and remains an award winning PBSA block having been voted the “No1 best halls of residents” (out of 45 student blocks across the city) by the Bristol University students for 3 years in a row from 2020 to 2023.
Dean street works was also shortlisted for the best learning experience nationally in the Global Student Living index Survey.
The building was also voted the best student living block by business insider in 2020 TBC!!
